Tuscan Hills - Executive, Spacious, Luxury, 5 Bed 4 Bath Villa

The lounge is 23ft 8in by 14ft 4in with a cathedral style ceiling. It is furnished in a cottage style, has a Queen size sofa, 2 love seats, a pine coffee table, 2 end tables and a sofa table. The entertainment unit has a 52 inch Samsung LCD television, a Sony PlayStation 3, a selection of DVD films, PlayStation games and popular family board games such as Monopoly, Chess, Cluedo and Risk. To the right of the entertainment unit is a bookcase which has a variety of reading material suitable for all ages and gender. To the left of the entertainment unit is a mini Hi-Fi system including a selection of musical CD's for the benefit of guests. The system is suitable for use with an IPOD, CD's, and has AM and FM radio.

The Kitchen is 10ft by 11ft 8in with ceiling spot lights. It is fully fitted, has a large pantry, an upright American style fridge/freezer/ice maker, cooker, hob, microwave oven, extractor fan, dishwasher, double sink including a waste disposal unit, kettle, 4 slice toaster, coffee maker, blender, 15 piece quality knife set and electric can opener. It has chopping/cutting boards, worktop protectors, cooking utensils, and 2 separate sets of cutlery, crockery and glasses suitable for use indoors or outside around the pool. It has a Fire Extinguisher, Fire Blanket, First Aid box for emergency purposes and a fixed telephone line.

The formal dining area is 11ft by 12ft, with a cathedral style ceiling. The rectangular dining table can be pre-set with dinner and silverware placements for 8 to 10 persons. In the corner of the dining area is a floor standing lamp and the controls for the air conditioning and heating. The informal dining area, the Nook is 10ft by 11ft 8in with a conventional ceiling. The circular table is for formal or informal dining. This table is normally pre-set with placements for 4 persons. There are 4 bar stools with swivel seats and foot rests placed at the 10ft long breakfast bar for additional informal dining.

The rear Grand Master Bedroom looks out onto and has direct access to the pool area. The room is 15ft by 12ft and has contemporary, black furnishings consisting of a dresser supporting a large framed mirror, an American king sized bed (6ft 6in wide) and headboard, 2 nightstands with lamps, a 23in Samsung television and a radio alarm clock.

This rear master bedroom also has direct access to the pool area from its en-suite. The room is 12ft by 11ft 8in, is furnished in an American traditional style and comprises a dresser supporting a large ornately framed mirror, a Queen sized bed (5ft wide) and headboard, 2 nightstands with lamps, a 23in Samsung television, a radio alarm clock and a large wardrobe/storage cupboard.

The front master bedroom looks out between prestigious properties on the other side of the road. The room is 10ft 4in by 11ft 8in, has modern white furnishings comprising a large dresser supporting a large modern framed mirror, a Queen sized bed (5ft wide) and headboard, a nightstand and an accent table with lamps, a 23in Samsung television, a radio alarm clock and a large wardrobe/storage cupboard.  

The front double sized twin bedroom is 11ft by 11ft 8in, has modern off-white furnishings consisting of a chest of drawers, 2 night stands, a single bedside lamp, twin beds with headboards, a wall mounted mirror, a 19in Samsung television and a large wardrobe/storage cupboard.

The rear double sized twin bedroom is 10ft 6in by 11ft 8in, has modern off-white furnishings the same as the other twin room, but consisting of 2 night stands each with a bedside lamp, twin beds with headboards, a wall mounted mirror, a 19in Samsung television and a large wardrobe/storage cupboard.

All bedrooms are supplied with individual hairdryers, dirty linen baskets and more than adequate coat hangers.

The Grand Master Bedroom's en-suite is luxurious to say the least! It is accessed from the bedroom via a sliding door. It has a walk in shower with tiled seat, a twin corner bath and two wash basins incorporated within a large fully fitted vanity unit with full width mirror, lighting and mirrored medicine cabinet above. It also has a large walk in closet in which there is ample room for all your clothes, shoes and suitcases. There is also a floor safe. There is a generous supply of complimentary towels and beach towels and a separate private toilet. 

The rear master bedroom and front master bedroom's en-suites both have a bath with a fitted shower, a single hand wash basin incorporated within a fully fitted vanity unit with a full width mirror, lighting and mirrored medicine cabinet above. There is a toilet fitted between the bath and the hand wash basin. There is a generous supply of complimentary towels and beach towels.

The shared bathroom between the 2 twin bedrooms is designed and furnished in a similar way to the front and rear master bedroom en-suites.  THIS BATHROOM CAN BE USED AS A FOURTH EN-SUITE WHEN THERE ARE ONLY 8 GUESTS.

The Games Room is situated in what was the double garage area. It has a double cupboard which houses the outside broom, dustpan and brush and wheeled Coolbox which are all available to guests. It is 20ft by 19ft, fitted with 2 fluorescent strip lights and 2 large fans/lights. It has quality games equipment, a 7ft pool table, 7ft air hockey table with dual blowers and an electronic basketball game, a foozball table plus a metal bar table and 2 matching bar stools with Miller Lite logo. The walls are covered in Disney/Universal posters and the Orlando Magic team.

The Lanai is 11ft 4in by 13ft 8in, providing shade from the Florida sun. It has an overhead fan and lights. It is accessed via the Lounge and from the grand master and rear master bedrooms. It has quality PVC tubular framed furniture with removable water resistant padded covers. It has a large rectangular table to seat 6 persons.

The inside screened pool area is 19ft by 38ft. The screen prevents garden debris and insects from accessing to the pool area. The screen allows sun and light in but reduces the effect of any winds.

The pool can be heated. It is 26ft by 13ft, has 3 steps at the shallow end and a full length seated area at the deep end. It is 2ft 8in deep at the shallow end and 5ft at the deep end so diving is not permitted. It has a pool roller and pool blanket for use during October to April. The pool and spa can be lit at night. It can provide a wonderful changing coloured light show. The Jacuzzi/Spa is 7ft wide, has a single step down to the seated area which can accommodate 6 persons.

The pool area has 2 chaise lounges, 4 recliners 2 with ottomans/stools, 4 chairs, 2 rectangular drinks tables and a towel/costume drying stand.  Pool balls and swimming aids/floats for younger guests are available.

Tuscan Pines Villa has 2893 sq.ft consisting of a lounge 2228 sq.ft; a games room 447 sq.ft; a lanai 171 sq.ft. and a covered front entrance 47 sq.ft. The internal screened pool area is 721 sq.ft. To the front there are gardens laid to lawn and flowers with a double driveway allowing parking off road. To the rear there is the pool deck area and lanai which affords a wonderful view out onto the Pine trees to the south. There is one villa next to ours to the East of our home and the nearest villa to the west is 45 feet away. We have mature hedging to the East which affords our guests complete privacy compared to the majority of homes at Tuscan Hills.

The double sized garage has been converted into a large Games Room.

The villa has WIFI internet access available within the home. Suitable for use with a laptop, Blackberry etc. We do not provide a desk top computer for guests use.

A high quality cot and high chair for babies/toddlers are provided free of charge. A very sturdy stroller/buggy is also available for guests to hire  at a very reasonable rate. Please ask for details.

We welcome the opportunity to have disabled guests stay at our home.

Although there is a single small step into the villa at the front and rear, the external and internal doors allow full access to all parts of the property to a wheelchair.  As all of our villa is at ground level it is particularly suitable for disabled guests.  The grand master Bedroom's en-suite is also particularly useful for disabled guests as it has a full width seated area within the walk in shower.  The same applies to the large pool which also has a full width seated area at the west side of the pool.
