Southern Dunes - Luxury 4 Bedroom 3 Bath Florida Villa

Our villa has a large open plan seating area called the great room. It is furnished to a high standard, containing three large sofas (one sofa is separate to the two pictured in the photograph) and plenty of table space and lighting.

For your entertainment the room has a 32" flat screen television (pictured above) with cable TV, DVD player and a selection of children's and family films.

Next to the Great room are French patio doors which gives direct access to the lanai and the pool deck beyond.

If the rest of the family are out on the pool deck or in the clubhouse and you need a bit of quiet time, this is the ideal place to come relax and enjoy a good book.
 

Kitchen - The modern fully fitted kitchen comes complete with every modern convenience, including a cooker, microwave, American style fridge/freezer/ice machine, dishwasher, toaster, kettle and coffee machine. There is also a good selection of cutlery and crockery (including plastic dishes and glasses for when dining by the pool area). The only thing you need to provide is the food!

There is seating for two at the large breakfast counter and a telephone from which all local calls are free. If you bring your laptop with you there is also free broadband Internet access.

Adjoining the Great room is the homes dining area. It contains a large square wooden table and six chairs, and is ideal for both formal and casual meals.
 

The villa contains four large bedrooms, allowing up to 8 adults to sleep comfortably.

All the bedding is provided and the beds are made with clean linen before you arrive. Extra bedding is provided should you need it. The villa has air-conditioning and heating throughout, so will remain at a constant cool temperature that will make you feel comfortable even if the temperatures are on the up and up outside, and will also help towards giving you a good nights sleep.

Master Suite 1 – The homes first master bedroom can be found at the rear of the villa. It contains a Queen sized bed and has its own en-suite bathroom complete with a good sized walk in shower. The suite also contains a hair dryer, clock radio, television with cable TV and a cooling ceiling fan, whilst an abundance of storage space is provided by a walk in closet. Patio doors in the bedroom give direct access out onto the lanai and the pool area beyond, and the bathroom also has its own direct access out onto the pool deck.

Master Suite 2 - The second master bedroom looks out over the front gardens and has a double sized bed and a en-suite bathroom which features a bath/shower unit. There is also a hair dryer, clock radio, television with cable TV and DVD player, and a cooling ceiling fan. Ample storage space is provided by a large built in closet and drawers.

Twin Bedrooms - Bedrooms 3 and 4 both contain two single beds and each has its own television. One of the rooms has been decorated in a Winnie the Pooh theme, which is sure to be loved by younger members of the party. Both rooms have good sized built in closets and drawers, and the homes third bathroom is conveniently located in the same hallway as the two rooms and features a bath/shower unit.
 

To add to your enjoyment we have converted our two car garage into a fun Games Room. The room features an 8ft pool table, foosball table and electronic darts board.

The games room/garage is built onto the villa and has internal access from the Kitchen area.

Even though we have converted the garage, the villa still has a wide driveway which can easily accommodate two large vehicles side by side.

The villa has its own private 26ft x 12ft pool located at the rear of the property. It is surrounded by a good sized patio and includes a covered Lanai with ceiling fan should you prefer to sit in the shade. It is furnished with chairs, a table and a number of sun loungers, allowing you to sit around and enjoy a cool drink or take a refreshing dip in the pool.

The pool area is not overlooked by other villas so offers a high level of privacy. It catches the sunshine all day from early morning to evening. If you find the pool a little cool for your liking, it can be fully heated at an additional charge (recommended from October to March).

The pool deck is fully screened which helps to keep the pool clean and the insects out, and it does not affect your tan in any way. The pool is serviced regularly so you can be sure it is clean and safe to swim in.

Should young children be staying at the villa, for your peace of mind the pool has a safety fence which can easily be taken down or put in place in under a couple of minutes. For your safety and comfort we have provided a selection of unbreakable glasses and tableware for use around the pool deck area. The final facility of the pool deck is the direct access to the master suites bathroom, ideal should you need a quick cooling shower.
