Hampton Lakes Luxury 4 Bed 2 Bath Villa with Lake View

The large family room is open plan to the kitchen, and there is a patio door allowing access to the screened pool.In the family room you'll find a flat screen plasma TV, with entertainment equipment including :

Play Station 2 games console.

DVD player.

Video player.

CD/radio.

 The formal living/dining room is comfortably furnished, and includes a double bed settee

Fully stocked with dishwasher, fridge/freezer, coffee maker, toaster, microwave oven etc.

A breakfast nook with table and 4 chairs in the family room, a breakfast bar overlooking the kitchen, and a separate formal dining area with a full size table and 6 chairs, perfect for formal family dining.

There's a high chair for younger travellers.

Each room has been furnished in a contemporary style with light furnishings.All the carpets were replaced in November 2010, and I hope this adds to your enjoyment.

There is a king size bed in the master suite(with a brand new Memory Foam mattress added in November 2011), a double bedroom and two twin bedded rooms. There is a full size cot, and a travel cot for younger visitors.

All rooms are air conditioned, and the master bedroom also features a ceiling fan.

There are closets in each room with plenty of hangers.

The master bedroom has its' own en-suite with his and her sinks and a bath with shower over.

The family bathroom is ideally located for the 3 remaining bedrooms.

There is a handy cloakroom accessible from the pool deck and patio.

A portion of the double garage contains a pool table which can be converted to a table tennis and air hockey table. There are also tennis racquets, pool toys and board games. A fridge for beer and soft drinks means everything is close at hand.

The pool is screened. There's a dining table and chairs along with a parasol.

The pool faces south-east so is in sun for most of the day from early morning.

Pool towels are provided.

Screened pool overlooking the small pond. No rear neighbours means you can enjoy the view uninterrupted.

A walk of less than 1 minute brings you to the community pool, tennis/ basketball courts and the volleyball area.

Previous guests found the lightweight pushchair was a cost saver if they took it with them to the parks, since there is a hire charge in most for these.

Thank you for another fantastic trip to this house. It's the third time here and we love it! The owner, Colin, is so helpful in giving tips and ideas on places to eat and visit. We took his advice on car hire and got a great rate, so thank you. It was so nice of you to leave the bottle of wine for us and the Christmas gifts from Minnie and Mickey for the children which they are still talking about! The villa looked great on this trip and the wi fi went down well with everyone. Thank you once again Colin. We're just looking at flights for next year so will be in touch soon.

We stayed in this villa for just under 3 weeks and had an absolutely amazing time.The villa is perfectly situated and overlooks the gorgeous lake and its assorted wildlife which we never tired of watching. The villa is really well equipped - we could think of nothing that it was lacking. Colin, the owner, was really helful and went 'above and beyond' to ensure that our stay was made comfortable and enjoyable. All communication with him was excellent and we would not hesitate to return again to this villa (hopefully next August) and would recommend it without hesitation to family and friends. Thanks Colin, you made our Florida holiday really special!

hi we have just had two weeks in this villa, the villa was in a lovely community set off from the main road, the swimming pool overlooked a lake and where we fed the turtles. The villa was excellent for the eight of us and well placed to reach disney and universal. we ate locally and would recommend applebees and chilis in particular. Thanks for a brilliant holiday

We had an excellent 2wks, the location is ideal for the parks & the Florida Mall. The owner Colin is very helpful. The Villa was very clean and I'd recommend this one to friends and family. Our favorite place to eat was the Outback Steak House if you planning a stay then you must visit.

We came from Canada for 2 weeks in the sun and to enjoy family time and see the Disney sites. There were 6 of us in the house and plently of room. Great to have the pool and the kids loved it. Just being able to relax and come and go as we plesed, it felt like a home from home. One of the best holidays ever. House is clean, comfortable and has everything you need. Want to go again soon.

Well as promised in my last review, we came back to Florida and stayed at 262 Julliard Blvd and, once again, found the accomodation to be excellent. Our 4 yr old son, Robert, loved the pool as did Helen and I. We ate out a lot more this time and with so many different restaurants on our doorstep we were spoilt for choice. A couple of highlights were our visit to Houlihans and the longhorn steakhouse which is on the 192 next to target and the olive garden. The staff at both establishments were friendly and welcoming and both served fantastic food. Note: If your waitress suggests your selection, of say Jambalaya, may be a little bit spicy, take care as this translates to hot! hot! hot!....well it did for me anyway. So, unless you like chillies for breakfast I'd choose something else. Also worth a mention is the cracker barrel. Anyway enough of foody, Along with the obligatory trips to Disney, We also spent a day at universal to see Hogwarts, Harry Potter, spiderman e.t.c. I would suggest that if you plan to go I would get there as early as possible. The queues can be even longer than at Disney. All in all another great trip to Florida and we leave with enough memories to fill at least three suitcases and possibly some hand luggage as well. Thanks Colin and all the best. Booking Colins beautiful home was the smartest thing we have ever done in Florida. We had always stayed in hotels and it cost a fortune. You share all amenities and miss the home comforts. The villa is gorgeous and really comfortable. It is spacious and they have thought of just about everything that you could possibly need and more. It is tastefully decorated and to a really good standard. The pool is great and such fun, we used it every day and even had BBQs. Its a great location and there are lots of quality restaurants and shops nearby. The managment company is great and they even arranged to collect and store our Kennedy shuttle launch tickets for us. Nothing is too much trouble. Colin is friendly and helpful and his attention to detail, really makes people feel that they can relax and enjoy the florida lifestyle. The home is so welcoming. On arrival, we found that Colin had arranged for some essential foods to be left for our arrival.Having traveled for so long it was so good to find. Everything you could want from a holiday home is there and more. The laundry room made life so easy, you can wash and dry your clothes and the abundance of towels ment that you dont have to waste valuable suitcase space. We would highly recommend this beautiful Hampton Lakes home. We had a great holiday in June 09 and cant wait to get back in May, 10. Thank you Colin. Alison, Chris and family.

We have spent two marvellous holidays in this villa and found everything to our liking. The en-suite is looking very light and smart this year Colin- you have obviously been busy!.This year the windbreak round the pool protected us from the cool (cold)breeze coming off the lake which in January can be quite chilling - a welcome addition Colin! Hampton Lakes was lovely, easy to find & close to all the parks. Villa was excellent,clean & well equipped with everything and more! Beds were very comfy - great after a busy day at the parks. Pool area was very clean and well maintained - loved sitting by the pool early morning looking out over the lake - it was so peaceful. Local shopping area had a good variety of restuarants/take-aways and the supermarket was really handy. We(3 adults,a 17 & a 14 year old)had a great holiday and loved our stay-we would have no hesitation in recommending Colin's villa. As much as we love Mickey we would love to go back and make the villa our base to see more of Florida!

stayed at this property twice last year, the first time we were two 'old timers' and did not do 'disney' but went cyaking around the swamplands and walking in and around the Mount Dora area. Second time was with the grandchildren when we did 'disney'. This property is great for its location, comfort and within easy access to all vacational facilities. Thanks Colin

I flew to Fl for the first time in april09 and went to DisneyWorld for the first time too. I stayed at this house above for five days it was amazing. getting up every morning having breakfeast out by the pool watchign the sunrise. The house is very clean and relaxing you never feel like you are on vacation i never did felt like i live there. Five days felt like a week, i didn't want to leave. the house is in a very nice area and well kept up. you will love your stay and always want to come back. it is so close to DisneyWorld and every thing else.Have a great stay i did!

This was our first trip stateside and we couldn't have asked for a better location from which to explore the Disney parks and Orlando. Once we'd negotiated our way out of the airport it was a straight road to the villa. The instructions we received were easy to follow and we very quickly arrived at our home from home for the next fortnight. We found the villa to be clean and well maintained. The view out over the lake from the pool coupled with the huge blue Florida sky above was almost worth the trip in itself. There was a welcome book that the owner had compiled of all the local attractions as well as local eateries. We found that this was a great help in trying to plan what we were going to do each day. A short drive from the villa gets you to the Disney parks as well as International drive, which has enough shops and restaurants to keep everyone happy. I recommend you try Shoneys all you can eat breakfast buffet....mmmmm waffles. We really did like this villa so much that we've already booked up to come back in nov 2010. Two additonal things you may find of use, 1. Don't speed. The local sheriffs office really don't like it and if caught they make you pay big time. 2. Tune into WMMO on radio (98.90 I think) plays great classic rock tracks all day.
