Hampton Lakes Luxury 4 Bedroom 3 Bath Florida Villa

The family room is very spacious, light and airy with views and access to the pool area.  The patio door to the pool is alarmed for children’s safety. There is a sofa and two armchairs and to keep everyone entertained there is a Samsung 46 inch wall mounted cable TV and DVD. The ceramic tiled floor helps to keep the area cool during hot sunny days.

The formal lounge offers the opportunity to relax in luxurious comfort away from the rest of the villa. The area is fully carpeted and has a blue leather sofa and love seat. There is also a  30 inch TV for your use if required.

Kitchen
The bright and sunny kitchen overlooks the family room. It is fully equipped and offers cooker, microwave, dishwasher, fridge-freezer, toaster etc. and a full selection of crockery, cutlery and cook wear. For your convenience there is breakfast table seating for four. There is a phone and local calls are free of charge. Out of area calls require a phone card which is readily available in supermarkets.
There is a separate laundry room which includes automatic washer, tumbledryer, iron and ironing board.
 

Should you wish to dine in style, the dining area can seat six people with four extra chairs available for the larger party. In addition there is a high chair.

Bedrooms
The villa contains four large bedrooms and boasts two sumptuous master suites.
The first master suite has a huge king sized bed and large en-suite with bath / shower, toilet, double basins, vanity unit, mirrors and hair dryer. There is a linen cupboard with a large supply of all linen and towels. There is a phone, clock radio and cable TV. There is a large walk in closet for storage which also contains a safe. A window offers a view of the pool.
The second master suite at the front of the villa has a queen sized bed. There is an en-suite with bath / shower, toilet, wash basin and hair dryer. The suite has a large built in wardrobe and drawers, cable TV, phone and clock radio The location of these bedrooms offers a high degree of privavcy.
Bedrooms three and four have full sized twin beds, fitted wardrobes and drawers. These bedrooms share a third bathroom and are next to each other down their own hall way. They are tastefully decorated to suit either children or adults. Both have a TV. In addition two twin beds and drawers are located in the games room. 
Rocking chairs are provided for all bedrooms.

All three bathrooms have bath with overhead shower wash basins, vanity unit and hair dryers.Ceramic tiled floors.

Games Room
The large two car garage has been converted into a fantastic games room to add to your holiday enjoyment. It is complete with full sized pool table, table football, TV, PS2, electronic dart board, plenty of board games and books. The room is fully carpeted, air conditioned and has the advantage of two further single beds and drawers. This could be used as a fifth bedroom but has no window. Acess is via either the hallway or laundry room. Tennis raquets and two folding bycyles are available for your use.There is also a large cool box and 2 sunbeds for use at the beach. 

Pool, Spa and Deck Area
The large 30' south facing pool and spa affords all day sunshine. It is fully screened by fine mesh for your added comfort preventing insects and debris from entering the area. This does not however affect sunbathing. The pool is surrounded by a huge patio deck and there are plenty of luxurious padded sun lounges, chairs and two dining sets with umbrellas. Beach towels are provided. The deck can accommodate two families with ease. The pool is private and neighbouring properties are screened by trees and shrubs.
Pool and outdoor lighting make it perfect for dining alfresco on warm Floridian evenings. There is an abundance of outdoor crockery to perfect the occasion. A BBQ area is available.
Use of pool and spa heating is recommended between October and March and is available at an optional extra. A pool blanket is provided to help keep the pool warm.
 

The garage is now the games room however there is ample room for two cars on the driveway.

There is hi speed wireless internet acess but you wll need to bring your own laptop.

The villa is child friendly. There is a travel cot with linen, high chair and two pushchairs available. In addition there is folding bed 2'6 by 6'. The patio door to the pool is alarmed however there is no safety fence by the pool.

The villa is all on one level and is therefore suitable for use by less able bodied guests. The showers are not however walk in showers.

Sorry but we are unable to accomodate pets.

This was our first stay (and hopefully not our last) at the villa and we certainly were not disappointed. It is well maintained, is fantastically well equipped, very clean, spacious and catered for the young and old alike. A bonus along with the games room, was the free wi-fi and the new, large, flat screen TV, with 5 kids, these proved very popular. The extended pool area with large pool, jacuzzi and barbecue were all wonderful extras. All theme parks, supermarkets, restaurants, malls interstates and highways are within easy driving distance and the driving instructions (for a first time driver)were easy to follow and invaluable. Whether you are after a fun filled holiday or just want a quiet, relaxing get away, the villa comes highly recommended and is a holiday home the owners should be very proud of.

A spacious, clean and bright villa with excellent facilities. An ideal "base" from which to visit the attractions, or as a quiet retreat. Nothing is within walking distance, but that's the States! I would definitely stay here again and highly recommend it to others.

We stayed in this property in January 2010. It was recommended to us by a friend; it was exactly as he described. Lovely villa in a good location, only a few miles to the parks. The interior is obviously well cared for by the owners, with very clean (and some new) furnishings. It is very well equipped, including several extras I would not have expected (free wi-fi, massive choice of TV channels, games room , and more). Good sized pool and loads of pools side furniture. Superb driving instructions and loads of useful information given before I left the UK. We found the property very clean and tidy. Having been to Florida at least 10 times before, we were given some very useful tips of things to see and do by the owners, that we hadn't done before. There is an abundance of supermarkets within easy distance, and many restaurants within a few miles (you MUST try Manny's chop house - they don't take reservations, but they DO a call ahead service ,i.e. you can join their queue over the phone.) Dislikes about the property - I can't honestly say I found any. Likes - see above, plus very helpful owners. If I can recommend this to our friends, then it HAS to be good

Stayed at the villa twice & just booked for a 3rd time. Holidayed with the family, the young & the elderly, and its accomodating & suitable for all. The villa is exceptionally well equipped, as in 'from home to home', its very clean & spacious & the decor feels fresh & bright, co-ordinated & well maintained. The pool, its size, the deck & ample seating, the shrubs screening it all is faultless. The Games Room & laundry facilities another bonus. Location is excellent, near to supermarkets, themeparks, malls & interstates. The nearby Waffle House is a must for breakfast-a small, fresh fastfood(delicious, plenty, very cheap), genuine truckstop style experience, where the staff banter, speed & jukebox make it feel like a filmset. Kids were delighted by local wildlife, Alligator (honest!), Raccoon, Armadillo, Lizards, Frogs, Storks, Buzzards, Turtles. To summarise the villa & location-VERY EASY & STRESS-FREE
