Our  home is a fabulous four bedroom three bathroom villa with an invitingly sparkling  swimming pool and separate luxurious spa. On the exclusive gated community of Cumbrian Lakes which is set in a beautiful conservation area with exceptional, stunning and uninterrupted lakeside views. The villa occupies a commanding position and is spacious, fully air-conditioned and beautifully furnished with numerous upgrades to maximise comfort during your stay. The central feature of the extensive deck area is the  heated swimming pool and spa. There are several sun lounges for you to enjoy the wonderful Florida sunshine while chairs and table under a covered lanai and ornamental illuminated fan are ideal for al fresco dining.

Our villa benefits from recently decorated and fully fitted GAMES ROOM with table tennis, air hockey, bar football, dartsboard(darts supplied) and Cable TV.

There is free use of wireless broadband connection for all our guests which is zoned throughout the home and extends to the pool deck. Just bring along your laptop to log on. There is a safety fence between the deck area and the swimming pool and spa, if required for young children and the villas comprehensive alarm system will provide signal sounds if an external door is opened, for your peace of mind.

Our lavish master king bedroom (with cot if required) has beautiful pine furniture, cable television/DVD player, ceiling fan and patio doors leading directly onto the pool deck area with two spacious walk in closets leading to a deluxe ensuite consisting of a luxurious corner bath with a generous walk-in shower together with his & her vanity units, and separate WC.

The second full bedroom has a wall mounted flatscreen cable TV/DVD player,ceiling fan, pine furniture, built in wardrobes and shares a central en suite and private bathroom with bath/shower WC & separate vanity alcove. This bathroom is shared with bedroom number three which has twin beds, a wall mounted flatscreen cable TV/DVD player, pine bedroom furniture and a built-in wardrobe. Bedroom number four has two twin beds,a wall mounted flatscreen cable TV/ DVD player, walk in wardrobe and pine bedroom furniture, together with an adjoining bathroom consisting of bath, shower and WC.

The accommodation provides the maximum flexibility for families with children.

The beautifully furnished vaulted living/dining area is carpeted with the kitchen area having decorative ceramic tiled flooring. Patio doors open from the living/dining area directly onto the pool deck area. The living area has as its central feature an entertainment centre, which consists of a 52-inch wall mounted flat screen Sanyo plasma high definition television with a comprehensive high definition cable entertainment package together with Sony DVD player complemented by a Sony hi-fi media centre. There is a formal dining area consisting of a dining table and six chairs. The modern fully fitted kitchen has every facility required with extensive wall and base cupboards, work surfaces, twin sinks incorporating a waste disposal unit together with an electric cooking range/oven, an overhead microwave incorporating an extractor fan, dishwasher and spacious fridge/freezer. While, washing machine, dryer and ironing facilities are to be found in the laundry room. There is a child’s high chair if required.

The small select gated community of Cumbrian Lakes within which our villa is located boasts four lovely lakes with illuminated fountains and a huge selection of wildlife. The community is surrounded by a 120 acre conservation area off Poinciana Boulevard just minutes away from Highway 192 and The Disney Theme Parks & all other attractions including Sea World & Universal Studios. A paved nature trail surrounds one of the lakes where you can enjoy a walk, bike ride or jog in peaceful surroundings. There is a lovely playground for children located within the community. Just five minutes drive from your door you will find a huge selection of restaurants, excellent shopping and a 24 Wal-Mart.

Golfers can choose between over a dozen top class courses and there are several tennis clubs/facilities in the Kissimmee area.

The villa is managed by a reputable management company, on call 24 hours a day. The housekeeping service ensures that the villa is fully cleaned between rentals and the pool & surrounding lawns are meticulously maintained with regular attention.

The community is well landscaped, irrigated and maintained to the highest standards to make your stay both memorable and enjoyable in the Florida sunshine.

Rental rates additional information

Rental Rates: From £525-£700 per week Low Season rate for January,February, November and December but excluding Christmas and New Year holiday weeks: £525 per week. Mid Season rate for March, April, May, June,September and October excluding School Half terms and Easter Holidays: £630 per week High season rate ; July and August and all School half term holidays throughout the year. Easter holidays, Christmas hoilday and thanksgiving week Holiday: £700 per week Pool Heating Optional pool heat is £20 per day (minimum four days) or £120 per week. Pool heat is recommended from October-April. Deposits There is a non-returnable confirmation deposit required when booking of £100 per week or part week and the full balance paid 8 weeks prior to arrival. In addition a £200 refundable security deposit is to be provided upon making the payment for the remaining balance. Rental rates are inclusive of local Florida sales/tourist taxes of 13%, additional housekeeping charges for short stays of 6 nights or less would be £90 inclusive of tax.
